Board of Directors Meeting
Minutes
January 14, 2009
Call To Order
President Skip Kruszona called the Board meeting to order at 6:00 p.m. at the Association's Clubhouse.

Several Homeowners
Committees
- CC&R's Review Committee - Met 18 times, the last meeting was Dec. 15th. The committee postponed Article 8, Proposed 9 and 10. Committee members would like the Board members to ask the insurance adjuster regarding various insurance questions they have about the policy. President Kruszona recommended that the Committee put their questions in writing. The Committee reviewed Article 9, but have not received Article 1 through 5 questions sent to the association's attorney due to the holidays. One member did resigned and the current count of the committee is 11.
- Landscape Committee - Prep drawings of the canyon projects were displayed at the December Board meeting. The final recommendations will be reviewed in the February's Board meeting. Some trees snapped at the Canyon, down trees were pruned and the Liquid Ambers were removed. Board President Kruszona discussed the Eucalyptus on the slope needs to be stabilized; most of the Pine trees are gone and it's not stabilizing the slope area. Recommends planting some deep roots trees that are fire resistant.
- Parking Committee - No meeting, but many tickets were turned in. Committee members request fines be imposed upon approval from the Board members.
- Clubhouse Committee - No report, due to Board Secretary Marsh being absent; but he did receive two bids, with and without a four (4) inch carpet base.
Homeowners Forum
[] Quemado Ct. - Present regarding the architectural request on the Boards agenda.
[] Rimpark Ln. - Termite droppings.
[] Lemonwood - Termites, Pine tree has a large split by the Canyon area.
[] Edge Park Way - Inquired if the color specs can be displayed in the Clubhouse for the painting of the wood trim and wood siding for the 2009-painting schedule.
[] Lemonwood - Inform the Board members that she loved the new paint color. Also, inform that her patio paint were chipping and had communications issue with the Pro-Tech crew.
Architectural
[] Quemado Ct. - The Board members *MSCM tabled the request to replace unit windows because specifications were a different design.
Minutes
The Board members *MSCM approved the December 10, 2008 Regular minutes, as amended.
Financials
The Board members reviewed and *MSCM accepted the financials ending December 31, 2008 subject to independent audit.
Delinquency List
The Board members reviewed the current delinquent analysis and *MSCM approved to Pre-Lien Acct.# []; Lien Acct.# [] and write off Acct. # [] as bad debt.
Landscape
- The Board members reviewed the landscape walkthrough dated November 26, 2008.
- Landscape Upcoming Projects - The Lightfoot Planning Group will present the final proposal for the 2009 Canyon Rim Renovation Project at the February Board meeting and will be implemented by Weststar Landscaping.
- Various Dead Trees - The Board member *MSCM approved the proposal from So. Cal Tree Care for fallen tree removal and approved to install 55 feet of bio-root barriers along the east side of [] Rimpark Lane from the front of the walkway; across the lawn to connect to the walkway in the back.
- [] Park Crest Lane - The Board members *MSCM tabled the depicting drainage issue and repair solution till it's reviewed at the next property inspection.
Correspondence
- Violation Logs - The Board members reviewed the December 2008 violation logs.
- [] Outlook and [] Oak Leaf - The Board members reviewed the letter requesting homeowners to reimburse the association for fees incurred to have Pro-Tech Painting move patio furniture and personal items prior to painting.
- [] Rimpark Way - The Board members *MSCM denied fining the homeowner for barbequing in front of the clubhouse and approved to return the security deposit.
- VMCOA RV Rental Spaces - The Board members reviewed the correspondence providing information on available rental spaces and *MSCM to provide this information in the February newsletter.
Maintenance
Work Order Reports - The Board members reviewed the November and December 2008 work order reports.
Unfinished Business
Resident Profile Form - The Board members *MSCM tabled.
New Business
- Association Administration - Architectural request, the Board members would like management to start an excel file going forward.
- Building Paint & Wood Repair
- Recorded Governing Documents - Board President Kruszona to ask association's attorney to mail the follow up to original documents; the addendum with recorded pages and changes made.
- Newsletter Items
- SDG&E home energy check-up from ceiling to basement evaluation, will replace bulb w/fluorescent in every room free of charge. Please contact representative at 619-400-9870 or check the SDG&E web page.
- Parking violation - Residents to inform management in writing for any parking violation with address, make, model and license plate number.
- Violation Process - Residents to inform management in wiring of non-compliance o the rules and regulations with address and the description of the violation, so the Board members can help resolve the issue.
- Add 2009 painting schedule.
- Clubhouse news - New refrigerator, proposal received for painting and new carpets.
- Board President Kruszona discussed having a security company drive around the complex on a random basis.

The next Board meeting is Wednesday, February 11, 2009, at 6:00 p.m. at the Association's Clubhouse.
Adjournment
The Board members *MSCM adjourned the meeting at 8:08 p.m.
