Minutes
February 11, 2009
Call To Order
President Skip Kruszona called the Board meeting to order at 6:00 p.m. at the Association's Clubhouse.

Committees
- CC&R's Review Committee - The committee has met 22 times reviewing Articles 9 - 10. All insurance questions will be in writing and completed by the next Board meeting. The committee will proceed with Article 8, but is still pending for the written reply from the Association's Attorney for Article 1-5.
- Landscape Committee - By address [] and [ Oak Leaf Pt. the water dept. is responsible for the cover easement that needs to be replaced and at [] and [] Oak Leaf Pt. the water cover meter is rusted out. To ask the water dept. if they can inspect the entire property?
- Parking Committee - Met Wednesday, February 4th and continues to follow up with ticketing and garage being left open.
- Clubhouse Committee - Discussed the two bids received on installing carpets, but per Board President Kruszona to hold in abeyance till he looks into commercial grade laminates and he will bring samples at the next Board meeting.
Guest Speaker
Jim Taylor, Architect from the Lightfoot Planning Group, presented to all members the final drawings for the landscape project. Plans contemplate on removing existing landscaping (grass, etc..) and adding drought tolerant plants that are non-invasive species that are resistant to both rabbits and fire and some boulders.
Architectural
[] Quemado Ct. - The Board members *MSCM denied the request to replace the unit windows due to insufficient details, no color samples provided, no indications of new windows would fit inside the window opening, no indications on contractor flyer as to what types of windows and doors are going to be installed.
Homeowners Forum
- [] Edge Park Way - Another tree has fallen down at the Canyon. The guest parking area on Lemonwood Lane has square holes on the concrete where the signpost used to be. The wall by the park area between Edge Park Way and Rim View Way on the backside is unattractive and needs some landscaping.
- [] Lemonwood Lane - Termite status?
- [] Pine Knoll Lane - To rescind fine to his account for parking violation.
- [] Rim View Way - Four little boys were playing kickball. Would like to inform Parents to please caution their children to play safely when in the common areas.
- [] Park Crest Lane - Trench not draining and water from neighbors roof is running into the side of her house. The landscape vendor dug trenches on both sides and it's still not working.
- [] Lemonwood Lane - Wanted to replace his gutter.
Minutes
The Board members *MSCM approved the January 14, 2009 Regular minutes, as amended.
Financials
The Board members *MSCM accepted the financials ending January 31, 2009, subject to independent audit.
Delinquency List
The Board members reviewed the current delinquent analysis and *MSCM approved to Lien Acct. # [] and Lien Acct.# [] and to Pre-Lien Acct.# [].
Landscape
The Board members reviewed the landscape walkthrough dated January 28, 2009.
Landscape Upcoming Projects - Guest Speaker Jim Taylor from the Lightfoot Planning Group will present the final drawings for the landscape project.
Correspondence
- Violation Logs - The Board members reviewed the January 2009 violation logs.
- [] Park Crest - The Board members *MSCM tabled the drafted response regarding drainage.
- [] Pine Knoll - The Board members *MSCM denied the request to waive the fine for parking violation incurred by their tenants.
- [] Edge Park Way - The Board members reviewed the fine correspondence.
- [] Oak Leaf Pt. - The Board members reviewed the correspondence accusing Payne Pest Mgmt. of stealing binoculars and a GPS. The Board members *MSCM for Community Mgr. Nadya Klima to communicate with Owner the matter of goodwill and if he would consider paying the homeowner.
- [] Oakleaf Pt. - The Board members *MSCM homeowner to provide the report and pictures of trees in question relating to root invasion of her plumbing line
Maintenance
- Work Order Reports - The Board members reviewed the January 2009 work order reports.
- [] Edge Park Way - The Board members *MSCM approved the proposal from Payne Pest Mgmt. to treat for drywood and subterranean termites.
- [] Rimpark Lane (Clubhouse) - The Board members *MSCM approved the proposal from Urbach Roofing to replace 40 broken tiles on the roof of the clubhouse.
- [] Rimpark Lane (Clubhouse) - The Board members *MSCM approved the proposal from Pro-Tech Painting to paint the interior of the clubhouse after the roof tile has been repaired by Urbach Roofing.
- [] Rimpark Lane (Clubhouse) - The Board members *MSCM tabled the proposal from Silver Carpet to install carpet inside the clubhouse.
Unfinished Business
Resident Profile Form - The Board members *MSCM approved the Member / Resident Profile form to be distributed along with the March courtesy statements.
New Business
- Elite Show Services - The Board members *MSCM tabled needing more bids.
- Amended & Restated Documents - The Board members *MSCM approved the referenced pages received from Epsten, Grinnell, and Howell the Association's Attorney to be mailed out separately to all homeowners to attach to their copies of the new Bylaws and CC&Rs.
- Board Candidacy Application - The Board members reviewed the candidacy application.
