Minutes
May 14, 2008
Call To Order
President Skip Kruszona called the Board meeting to order at 6:00 p.m. at the Association's Clubhouse.
Board Members Present:

Homeowners Forum
- [] Edge Park Way - Questions on installing air conditioning unit.
- [] Rimpark Lane - Inquired On Architectural Request Submitted.
- [] Park Crest Lane - Inquired if funds were available to remove tree roots and volunteered his property to test the artificial turf.
Minutes
The Board *MSUC approved the April 9, 2008 minutes, as written.
Financials
The Board reviewed, discussed, and *MSUC accepted the financials ending April 30, 2008, subject to independent audit.
Delinquency List
- The Board *MSUC approved to send Acct [] to collections.
- The Board *MSUC approved to Pre-Lien Acct. [].
- The Board *MSUC approved the revised collection agreement contract reflecting the requested changes by the association's attorney dated April 3, 2008.
Audit &Mp; Taxes
The Board reviewed and accepted the 2007 Audit and Taxes from Gregory V. Villard, CPA.
Architectural
- [] Rimpark Lane - The Board *MSUC tabled until specifications and sample of materials are provided. Secretary John Marsh will contact the unit Owner with Board requirements.
- [] Lemonwood Lane - The Board *MSUC tabled until applicant provides the required homeowner signatures and the location site of the satellite dish. Secretary John Marsh will contact the unit Owner with Board requirements.
- [] Edge Park Way - The Board *MSUC to request homeowner to restore the railing to it's original configuration, no written evidence was provided by the Owner to the Architectural Committee to approve railing alterations.
Correspondence
- [] Pine Knoll Lane -The Board reviewed and discussed the water damage caused by a broken sprinkler head and no action was taken. The Association's maintenance vendor Andy Attwood inspected the unit and found no visible signs of drywall damage to the interior walls of the unit and could not justify opening walls at this time.
- Association's Welcome Letter - The Board *MSUC approved the drafted welcome letter and revised Owner/Tenant form.
Landscape
- The Board was informed of the next scheduled walkthrough on Wednesday, May 21st at 8:00 AM in front of the clubhouse.
- [] Park Crest Lane - The Board reviewed a request to remove an Oleander bush, the Board *MSUC tabled removal, until the next landscape inspection.
- Tree Removal - The Board *MSUC approved the proposal from So. Cal Tree Care, Inc. to remove dead trees within the community.
- Tree Replacement - The Board *MSUC tabled the proposal from So. Cal Tree Care, Inc. for tree removal at several locations throughout the community.
- Irrigations - The Board *MSUC tabled the proposal from Weststar Landscape Services for irrigation replacement, until the specifications are clearly defined.
Maintenance
- The Board reviewed the April 2008 work order logs and no action was necessary.
- Termites Tenting - The Board was informed of the approved termite-tenting schedule for May 19th, 2008 to [] Edge Park Way.
Unfinised Business
- Rules & Regulations - The Board *MSUC tabled the comments and suggestions from the Association's attorney.
- Violation Procedure & Fine Policy - The Board *MSUC tabled the draft as recommended by the Association's attorney.
- Painting Project - The Board *MSUC tabled a decision on painting proposals until.
New Business
Newsletter Items:
- A reminder to vote "Yes" on the new amended CC&Rs and Bylaws that will be mailed out shortly to all 184 homeowners.
- Result of the reconvened Annual General Meeting.
- Press Conference with City Mayor Sanders on the city water conservation campaign.
- Smart Controllers installed by Weststar Landscape.
- To inform management if homeowners/tenants are abusing guest parking.
Next Meeting
The next meeting is Wednesday, June 11, 2008, at 6:00 p.m. at the Association's Clubhouse.
Adjournment
The Board *MSUC adjourned the meeting at 7:47 p.m.
