Minutes
January 9, 2008

 

Call To Order
Vice President Smutko called the Board meeting to order at 6:04 p.m. at the Association's Clubhouse.

Homeowner's Forum
[] Park Crest Lane - Architectural request on satellite dish, the Board Moved, Seconded, and Carried by Majority approved to be installed on patio lattice and/or roof. Homeowners preference is the patio lattice, if reception is better on the roof, the association would need to inspect the roof before and after installation.

[] Park Crest Lane - Parking issues.

[] Outlook Point - Eucalyptus tree falling right outside her patio.

[] Lemonwood Lane - Dead tree along the side of her unit, very concern about two (2) Eucalyptus tree and no ground covers by the front, swale, and sidewalk; apron has crack (inform by the Board homeowner's responsibility) requesting on where to purchase front clear glass porch light.

[] Lemonwood Lane - Thank Board and management for the quick response on the work order. Also, stated that Molly has been paid; cleaning crew no padding, very dirty underneath glue down.

[] Park Crest Lane - Ceramic tile on patio has (air gap) on tunnels.

The Board Moved, Seconded, and Carried by Majority to amend the December 12, 2007 minutes.

Financials
The Board Moved, Seconded, and Carried by Majority approved the financials ending December 31, 2007, subject to independent audit.

Delinquent Analysis: The Board reviewed and no action was necessary.

Property Manager to provide the Association's Attorney of the proposal received from V.I.P. Adjustment Bureau, a licensed California Collection Agency for review and comment.

Correspondence
[] Pine Knoll Lane - The Board Moved, Seconded, and Carried by Majority to have Association's Attorney review the letter pertaining to the responsibility of association. Manager to respond to homeowner stating the association is entertaining legal advise.

[] Guinda Ct. - The Board Moved, Seconded, and Carried by Majority tabled the architectural request for central air conditioning, till they know more about the installation and shock absorber.

[] Lemonwood Lane -Architectural request to install two solatubes in upstairs bathrooms. The Board Moved, Seconded, and Carried by Majority denied the request due to limited supplies of tiles.

[] Rimpark Lane - The Board Moved, Seconded, and Carried by Majority approve to kill all termites and Andy (Maint.) to replace the wood.

[] Edge Park Way - The Board Moved, Seconded, and Carried by Majority approve to kill all termites from Dewey Pest Control.

[] Apple Tree Dr. - The Board Moved, Seconded, and Carried by Majority approve to kill all termites by spraying the drywood termites from Dewey Pest Control.

[] Edge Park Way - The Board Moved, Seconded, and Carried by Majority approve local treatment for drywood termites from Dewey Pest Control.

][ Rim View Way - The Board Moved, Seconded, and Carried by Majority approve the spraying of the fence with Bora-care for the prevention of drywood and to treat the control of drywood termites from Dewey Pest Control.

County of San Diego Registrar of Voters thanking association for allowing their clubhouse as a polling place for the Presidential Primary Election.

Landscape
The Board was informed of the next property inspection to be held Friday, Jan. 25, 2008 at 8:00 A.M. in front of the Clubhouse.

The Board Moved, Seconded, and Carried by Majority approved the proposal from One Tripp Tree Service dated January 3, 2008, for trimming of the Pine trees, removal of dead Alder trees located throughout the property.

Unfinished Business
Bylaws and CC&R's - The Board reviewed the amended and restated version.

The Board Moved, Seconded, and Carried by Majority approved the revised proposal from Hutchinson Cleaning dated January 8, 2008, for twice a week cleaning from June to September and once a week cleaning from October to May.

New Business
Management to cut check for reimbursement of lock.

Property Manager informed the Board members of the new law effective January 1, 2008, regarding the publishing of the Agenda four days in advance and no alterations can be made once it's published to the members.

Put a copy of the 2008 budget on all future Board packets.

Next Meeting
The Board Moved, Seconded, and Carried by Majority adjourned the meeting at 7:36 p.m.
