Call To Order
President Skip Kruszona called the Board meeting to order at 6:00 p.m. at the Association’s Clubhouse.

Guest Speaker
Susan Hawks-McLintic, Association’s Attorney with Epsten, Grinnell, & Howell answered various questions from the members and explained the laws and changes to the CC&Rs.

Minutes
The Board *MSUC approved the July 9, 2008 minutes, as amended.

Financials
The Board reviewed, discussed, and *MSUC accepted the financials ending July 31, 2008, subject to independent audit.

Delinquency List
The Board *MSUC approved to place in collection Acct.# [].

Reserve Study
The Board reviewed and discussed the 2009 Level III Reserve Study (Financial Update Report) for the Association.

Architectural

• [] Quemado Ct. – The Board *MSUC approved the installation of Direct TV Satellite dish to be setup on a tri-pod within the fence in the back patio area.
• [] Edge Park Way – The Board *MSUC denied installation of an A/C unit to go through the neighbors garage to get line into the patio area.

Correspondence
Violation Logs – The Board reviewed the July 2008 violation logs and no actions were necessary.

Landscape
The Board was informed of the next scheduled walkthrough on Wednesday, August 27, 2008 at 800 AM in front of the clubhouse.

Landscape Walkthrough Report

The Board reviewed the landscape and property inspection report dated July 23, 2008 and no actions were necessary.

Landscape Renovation

The Board *MSUC approved the changing of one-triangle area to boulder and river rock design by Weststar Landscape Services at a cost of $2,075.00.

Landscape Contract

The Board *MSUC tabled the updated landscape maintenance contract by Weststar Landscape Services.

Maintenance
The Board reviewed the July 2008 work order reports and no action was necessary.

Concrete Replacement – The Board *MSUC approved the proposal from Weststar Landscape to replace 70 Sq Ft. of raised concrete sidewalk at [] Quemado Ct. for a cost of $995.00.

Unfinised Business

Pro-Tech Painting

The Board *MSUC tabled till contract is revised with provisions added by the Board President.

CC&Rs Committee

The Chairman presented their first meeting, to discuss, set ground rules and regulations.

New Business

Newsletter

The Board *MSUC approved to have April Campbell published their newsletter for two months at a cost of $50.00 per month.

Parking Committee

A parking committee of five members was formed.

Next Meeting
The next meeting is Wednesday, September 10, 2008, at 600 p.m. at the Association’s Clubhouse.

Adjournment
The Board *MSUC adjourned the meeting at 806 p.m.
