Present: Patty Werdowatz, President, Scott Linek, Vice President; Alex Moore, Steve Huddleston and John Marsh, Directors; Greg Michaels represented Preferred Property Managers. Skip Kruszona, Treasurer and Charles Kachadoorian, Director were absent.

Call to Order: The meeting was called to order at 6:05 p.m.

Minutes: The Minutes of the May 12, 2004 meeting were approved. The Minutes of the Executive Meeting from May 12, 2004 were approved.

Financials: The financial statements for the period ending May 31, 2004 were accepted subject to audit.

Delinquency Recap: The Board reviewed the delinquency recap. No action was needed.

Homeowner Forum: Four owners other than the Board members were present.

Landscape: It was reported that a dead bush was in front of unit [] Pine Knoll Lane. The Board approved its replacement.

Clubhouse: John Marsh reported the new lights have been installed. He also suggested that the Board require the person who signs the clubhouse rental form, be onsite at the time of the rental. They will discuss at a further date.

Pool / Spa: Alex Moore reported the light in the pool is out again. PPM is to have electrician repair. The Board also briefly discussed looking into the Card Entry system again for the pool gates. PPM is to determine what other locks do the pool keys work on.

Architectural: The Board reviewed a request from [] Rim View Way for replacement of an existing patio cover. The request was not approved at this meeting as PPM is to get back to the owner with the confirmed specs of the Boards to be used. Review again at the next meeting.

PPM reported the Insurance Agent Phil Glorioso will not be in attendance until the July meeting.
